Restaurant Row Has Been Changing for Years. Here's What's Next. |
San Marcos residents can hear about The Row's homes, shops and park at a free October 28 presentation. |
Restaurant Row used to be a place where San Marcos families went out to dinner. Now that stretch of San Marcos Boulevard is becoming homes, shops and park space.
For people who remember the restaurants, that's a big change. New development may bring useful things, but it doesn't bring back the place they knew.
The project isn't new. Plans were discussed in 2022, and the City Council approved them in December 2023. Residents can hear more on Wednesday, October 28.
Lennar is hosting a free Lunch & Learn at The Row from noon to 2 p.m. The San Marcos Chamber is inviting residents to come hear about the plans.
Restaurant Row's Next Chapter
The city's approved plan calls for 202 condominium homes, 10,400 square feet of commercial space and a park site of about 1.5 acres. The redevelopment covers part of Old California Restaurant Row between South Las Posas Road and Via Vera Cruz.
That's a big change from the restaurants many longtime locals remember. And it's been in the works for years, not weeks.
The original project team held neighborhood meetings in 2022 and 2023. Residents had a chance to weigh in on the park and the overall design before the council approved the plan.
Homes, Parks and Walkable Connections
Lennar is now marketing townhomes at The Row, including collections called Heritage and The Collective. The developer also describes parks, a playground, picnic spots and a dog park among the community features.
The city's plan includes space for businesses, too. Exactly which shops or restaurants will eventually occupy it is a different question.
At the October 28 session, the Chamber says Lennar will talk about parks, walking connections and how people will get around the site.
For nearby residents, traffic may be the first question. Where will cars enter and leave? Where will visitors park? Could nearby streets see more cut-through traffic?
One Number Deserves an Explanation
The city's current project page describes a park site of about 1.5 acres. Earlier state planning documents referred to roughly 1.1 acres.
Residents can ask what the finished park will include, how much will be open to the public and when they can use it.
The commercial space raises another question. Will any restaurants return, or will the businesses be something else? The approved square footage doesn't tell us who will actually move in.
Construction, parking and the neighborhood's changing look matter to people living nearby.
